The Government has laid The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 meaning landlords must ensure every fixed electrical installation is inspected and tested at least every five years by a qualified person.  Landlords and agents will need to ensure electrical installation inspections and testing are carried out for all new tenancies in England from 1 July 2020 or from 1 April 2021 for existing tenancies.  


We have taken some guidance on the new legislation so we can offer some clarity to our Landlords of when the certificate will be required.  The requirements are as follows:-


As you are aware, from 1st April 2021 ALL tenancies will need a certificate, irrespective of when they started. 


Where a fixed tenancy ends after 1st July 2020 and is renewed or becomes a rolling tenancy, then that change will trigger the requirement for the certificate. 


Where a tenancy is already a rolling tenancy, then a certificate will not be required until 1st April 2021. 


Certification is required to be renewed every 5 years, with the certificate being providing within 28 days, upon request by the Local Authority or the Tenant.
