When it comes to selling your home, you want to make sure you get the best price for it. Spending a little bit of time making your home look it’s absolute best can really help to sell it faster and for the right price.

Declutter

Before you take photos or arrange viewings, make sure you completely declutter your home. Be as ruthless as possible. A ceiling-high pile of National Geographic magazines might be quite impressive, but your potential buyer is not interested in it – they want to see the feature fireplace it’s hiding. Clutter makes a room look crowded and small, try to be as minimalistic as possible. If you can’t be parted from your trinkets, pack them up and put them in the loft until your home has been sold – an added bonus being that you will have less to pack up when you move.

Light and airy

Make your rooms look as light as possible – this gives the perception of space. Add mirrors to darker rooms and make sure the windows are clean and the curtains fully open to allow as much light as possible to flood the room. If you have rooms that are painted in darker tones, it may be beneficial to paint them a lighter shade if time allows.

Repair

If you have any repairs that you’ve been putting off doing, now is the time to get them sorted. Loose fitting kitchen units, broken light fixtures and missing door knobs are some of the most common repairs that are never carried out, yet can look unsightly to potential buyers and may be off-putting for those looking to move into a low-maintenance home.

Clean

Make sure your house is sparkling clean prior to any viewings, put away any washing up and take out the recycling.

Update your interior…

Especially the kitchen and bathroom. A new carpet throughout may not be necessary if you can get away with cleaning the current one – however, if your shag screams 80’s chic it may be time to get rid. Kitchens sell houses – If you want to get the best possible price for your home, make sure your kitchen doesn’t look dated. If getting a new kitchen fitted isn’t within your means or timeframe, a lick of paint and new handles to the unit doors, along with a fresh bit of vinyl can go a long way.

Scents make sense

Would you buy a home if it wreaked of stale cigarettes or smelly dog? Most people wouldn’t. No one wants to be told that their home smells but make sure you keep smokers outside, dogs clean and a good air-freshener plugged in. If you have a lot of viewings booked in, put some part-baked cookies or bread rolls in the oven for 10-minutes before hand, these will add a lovely smell to your kitchen and also make a great snack in-between viewings!

Off-road parking

Is it possible to add some off-road parking to your property if it doesn’t already have it? As more and more houses run two or more cars, streets have started to become clustered with vehicles and parking can be a nightmare. Offering a driveway or parking for two cars can add value to you home instantly.

Dress up the outside

First impressions are everything, even when selling you home. If you have a front garden, trim hedges, weed flower-beds and mow the lawn. You want your buyer to vision themselves pulling up to this view every day, so make a good one!
