Buying a house is possibly the most expensive commitment you will ever make, so you want to get it right. Check out our top tips to help you find your dream home.

Know your budget

Before you start house-hunting, be sure to speak to a mortgage advisor who will look into what you can afford and give you a good idea of what sort budget you can afford. It will be best to stay within this budget, as if you go beyond it there is a high chance that your application will be turned down.

Prioritise

make a list of what your dream home absolutely must have. Listing the most important factors to you will help you to narrow down your search. Everyone has different criteria for their dream home – some may feel it essential to be in the catchment area for excellent schools, while others may feel that they can’t live without a garage or a second bathroom.

Compromise

Once you have decided on the must haves, make a list of things that you are willing to compromise on. For example, you may be able to live with a small garden that gets the sunshine all day over a large garden that is mostly shaded. Or you might be willing to live in a smaller house in a prime location, versus a large home in the middle of no where.

Don’t Settle

Moving house is expensive! Try to avoid buying somewhere that you know you’ll outgrow in two or three years’ time. If you outgrow your home too quickly you may find that you’ll have to pay hefty sums for a new place in the form of Stamp Duty, Conveyancer fees and early exit fees for your current mortgage. It’s best to spend longer looking for the right home.

Location, location, location

Location is everything. You can buy a new kitchen but you can’t move your house from a bad area! Do some research into the locations that you are willing to live in. If it is an area where you already live then this will be easier as you will know it already. However, if you’re looking at moving to an area that you are unfamiliar with, do as much research as you can. Look at schools, property prices, crime rates etc. Better yet, visit the area and talk to locals in the pubs and shops – they will give you an honest overview of the area.

Use your imagination

When viewing properties, try to look beyond the woodchip and gas fireplace. It is very common for buyers to dismiss what could be their dream home due to outdated décor. Try to vision its full potential. If the kitchen is small, could a wall be knocked through into the lounge to make a large kitchen/diner? Or is there potential to extend into the garden to create the perfect space for entertaining? The same applies upstairs – just because the past occupiers lived with an avocado bathroom suite doesn’t mean you have to.
